Pag-IBIG Housing Loan 2026: Updated Requirements, Interest Rates, ₱10M Loan Limit at Monthly Payment Guide

Pag-IBIG Housing Loan 2026 requirements rates and monthly payment guide

  • Pagbili ng house and lot
  • Pagbili ng condominium unit
  • Pagbili ng residential lot
  • Construction ng bahay sa sariling lote
  • Home improvement o renovation

  • Gross monthly income
  • Existing loans at monthly obligations
  • Capacity to pay
  • Appraised value at selling price ng property
  • Loan-to-appraised-value limit
  • Edad ng borrower
  • Napiling repayment period
  • Credit at payment history

Updated Pag-IBIG Housing Loan Interest Rates for 2026

May tatlong mahalagang promotional tiers ngayong 2026:

Housing-loan categoryPromotional rate
Qualified socialized housing3% per annum
Above socialized housing threshold up to ₱4.9 million4.5% per annum
Above ₱4.9 million up to ₱10 million5.75% per annum

How to read the payment examples: The table below uses a constant-rate calculation over 30 years to illustrate principal and interest. It is not a promise that the same rate will apply throughout a 30-year loan. The 4.5% and 5.75% promotions have an initial three-year fixed period; later repricing and the specific subsidy conditions can change the payment. Confirm the duration and conditions of any 3% subsidy separately. Insurance and other charges are not included in these illustrations.

The Presidential Communications Office announcement of August 6, 2026 describes the initial three-year promotional periods and the December 31, 2026 application cutoff. Check the final offer and any later official announcement before committing.

Mas maikling term naman ang may mas mataas na monthly amortization ngunit mas kaunting interest over the life of the loan.

Halimbawa, maaaring mas madaling bayaran buwan-buwan ang ₱2-million loan over 30 years kaysa 15 years.

  • Active Pag-IBIG membership
  • Sapat na membership savings o contributions
  • Legal capacity to acquire at encumber real property
  • Stable at verifiable source of income
  • Sapat na capacity to pay
  • Walang disqualifying default o cancelled housing-loan record

  • Insurance premiums
  • Fees at deductions
